Thoroughly review all contractual deadlines and timelines
Send executed contract to all parties
Confirm escrow deposit has been made and obtain receipt
All parties are contacted with an introduction email with our contact information
Inspections/Repairs
Setup/Confirm that all inspections are scheduled within the time frame of the contract. Will make sure all parties are aware
If repairs are required/Requested process the repair request/addendum
Monitor repairs, schedule re-inspections if needed
Financing/Cash Purchases
Confirm with lender what is needed from buyer
Follow up with lender to make sure appraisal is ordered
Follow up on the results of the appraisal
Work with lender/buyer to make sure we are on track for closing and to ensure everything is in place
Cash buyers make sure that they have the wiring instructions for the Escrow Account
Ensure that they are aware of the full amount needed for closing
Title/Escrow

Help with any Title details that are needed

Review Title Commitment

Acquire existing survey (if available)

Ensure that new survey has been ordered, and that all certification information has been sent

If Home Warranty is required, ensure that this has been ordered by either the title company or by Freedom Transactions

Make sure that Title has all required documents needed for closing
Pre-Closing
Schedule final walk through
Coordinate closing time and place
Provide seller/buyer contact information for turning on/off utilities
Make sure that all lender docs have been delivered to the Title Company
Review final CD/HUD and make sure all changes have been made and correct any issues
Confirm that the buyer has received the final amount that is needed for closing, and that the seller has received their proceeds
Ensure that seller has given all keys, codes, etc. at closing
